Booking Procedure
A 20% deposit of the total charge and completed booking form are required within 5 working days to secure the booking. Until receipt of deposit your booking is deemed provisional and can be cancelled without prior notice. The balance is due 6 weeks prior to arrival date. Non-payment of the balance by the due date will be treated as a cancellation by you.
We will email you a receipt of any payments and confirmation of the booking. Bookings made less than 6 weeks prior to arrival date must be paid in full at booking. Any payments can be made by debit card (via paypal), cheque or via bank transfer.
We reserve the right to request an additional deposit against breakages or loss.
Cancellation by you
In the event of cancellation, please contact us immediately so that every effort can be made to re-let the property.
If we re-let, you will receive a full refund of monies. If we are unable to re-let the property, you will be held liable for the full amount of the booking and all monies will be forfeited. You are strongly advised to take out holiday cancellation insurance.
Non-payment of the balance by the due date (6 weeks prior to arrival date) will be treated as cancellation; however, a reminder will be sent before interpreting this as a cancellation. In the event of non-balance payment (cancellation), we will follow the procedure above (after deposit paid, but before balance payment).
Cancellation by us
In the unlikely event of cancellation by the owners, prior to the start of your holiday, the owner shall only be liable for the return of monies received. We will not be liable for any consequential loss you may suffer or pay any compensation to you. In the event of the property being unavailable for reasons beyond our control, (e.g. fire damage) we will endeavour to offer alternative accommodation (with your knowledge), or give a complete refund of the monies received. If the only alternative accommodation is of a higher price we reserve the right to charge the difference.
Covid 19 Lockdown refunds
If we are unable to fulfil your booking due to government restrictions on travel then we will refund any booking payments made to us, or if you prefer, we will move your booking to another date (subject to availability).
Additional guests
The number of people occupying the accommodation booked must not exceed the maximum bed spaces per property (as stated on the website). The owner reserves the right to refuse entry to the entire property or request the party to leave the site, if the number of persons differs from that stated on the booking form. Full payment will still be required (no monies will be reimbursed) if you or any members of your party are requested to vacate the accommodation.
Damage/Cleaning Charges
We reserve the right to request an additional deposit cheque against breakages, loss or damage. Accidental damage or breakages should be reported, if of a minor nature no extra charge will be made. We reserve the right to charge (retain the cautionary deposit cheque) for ‘excessive’ cleaning, or missing/broken items. We would ask that care is taken of the property and its contents and it is left in a clean and tidy condition.
Liability
Children must be supervised at all times.
The owners take no responsibility for the loss or damage to any cars or its contents or their personal effects of the guests occupying the property. The use of the accommodation and amenities including the garden and patio area is entirely at the Hirer’s risk and no responsibility can be accepted for injury, loss or damage to the Hirer or the Hirer’s companions/guests.
All cars are parked at the car owner’s risk
Pets
Dogs are welcome in Apartments 5, 6 and 7 by prior arrangement only. A maximum of two dogs are allowed per apartment. Pets must not be left unattended in the accommodation if they are likely to bark or cause damage. Please bring appropriate dog beds and bowls. You are welcome to use our garden area but please clean up if your dog leaves us a present. We reserve the right to request an additional deposit against breakages, loss or damage as above.
Arrival/departure times
Every endeavour is made to have the apartments available from 3pm on the day of arrival and must be vacated by 10am on the day of departure. Information about keys will be provided 1 week prior to your arrival.
Other important points
The owner reserves the right to enter the property, at any reasonable time, in the case of an emergency for maintenance or repair.
If there should be cause for complaint- or accidental damage- this must be reported to the owner immediately, otherwise the matter cannot be fully investigated/resolved. It’s too late to report it after or on the last day of your holiday.
The owner is not responsible for any interruption to services (electricity, water, television and wifi)
